Hurricane season runs from June 1 through November 30, and for homeowners in Eastern North Carolina, preparation is not optional. From Beaufort County to the Outer Banks, our region sits directly in the path of Atlantic hurricanes and tropical storms. Every year, storms like Florence (2018), Dorian (2019), and Isaias (2020) remind us that the question is not if a storm will threaten Eastern NC, but when.

1. Understand the Difference Between Wind and Flood Coverage

This is the single most important thing Eastern NC homeowners need to understand: your standard homeowners insurance policy does not cover flood damage. Wind damage and flood damage are covered by separate policies, and during a hurricane, both types of damage often occur simultaneously.

Wind coverage is typically part of your homeowners policy, but in coastal counties like Beaufort, Pamlico, Carteret, and Dare, many carriers exclude wind damage or require a separate windstorm policy through the NC Insurance Underwriting Association (the Beach Plan or NC FAIR Plan). Flood coverage must be purchased separately, either through the National Flood Insurance Program (NFIP) or a private flood insurance carrier.

If you live anywhere near the Pamlico Sound, Neuse River, Tar River, or any coastal waterway, you need both wind and flood coverage. Period.

2. Review Your Dwelling Coverage Limits

Construction costs have increased significantly over the past several years. Lumber, roofing materials, and labor costs in Eastern NC have risen 20 to 40 percent since 2020. If your dwelling coverage limit has not been updated, you could be severely underinsured.

Your dwelling coverage should reflect the full cost to rebuild your home at today's prices, not what you paid for it or what it would sell for on the market. Ask your agent to run a replacement cost estimate. If your current limit is significantly below that number, increase it before storm season.

3. Check Your Deductibles — Especially the Hurricane Deductible

Most homeowners policies in Eastern NC have two deductibles: a standard deductible for everyday claims and a separate hurricane or named-storm deductible. The hurricane deductible is almost always a percentage of your dwelling coverage, typically 1 to 5 percent.

On a $300,000 home, a 2 percent hurricane deductible means you pay the first $6,000 out of pocket before insurance kicks in. A 5 percent deductible means $15,000 out of pocket. Make sure you know your hurricane deductible and have savings set aside to cover it.

4. Get Flood Insurance Now — There Is a 30-Day Waiting Period

NFIP flood policies have a 30-day waiting period before coverage takes effect. If you wait until a storm is in the forecast, it is too late. Some private flood carriers have shorter waiting periods (as few as 10 to 14 days), but you still cannot buy coverage once a storm is named and heading your way.

Eastern NC has experienced catastrophic flooding from hurricanes that were not even direct hits. Hurricane Matthew in 2016 caused record flooding along the Tar and Neuse Rivers, devastating communities from Greenville to New Bern. Florence in 2018 dumped over 30 inches of rain in some areas. You do not need to live on the coast to flood.

5. Document Your Belongings Before the Storm

Take a video walkthrough of every room in your home. Open closets, drawers, and cabinets. Photograph high-value items like electronics, appliances, furniture, and jewelry. Store this documentation in the cloud or on your phone so you can access it even if your home is damaged.

Keep receipts for major purchases. If you have expensive items like boats, ATVs, or specialized equipment, make sure these are specifically listed on your policy or covered by a separate inland marine or watercraft policy.

6. Review Your Additional Living Expense (ALE) Coverage

If a hurricane damages your home and you cannot live in it while repairs are being made, ALE coverage pays for temporary housing, meals, and other additional costs. After major storms, hotels and rentals in Eastern NC fill up fast, and prices spike. Make sure your ALE limit is sufficient to cover several months of displacement.

After Hurricane Florence, some Eastern NC homeowners were displaced for six months to over a year. Standard ALE limits may not be enough for a prolonged recovery.

7. Protect Important Documents

Keep copies of your insurance policies, declarations pages, and your agent's contact information in a waterproof container or accessible digitally. After a hurricane, you need to be able to file a claim quickly. Know your policy numbers, your agent's phone number, and your carrier's claims line before the storm hits.

8. Consider Sewer and Drain Backup Coverage

Heavy rains during hurricanes can overwhelm municipal sewer systems, especially in older communities in Eastern NC. Sewer and drain backup is not covered by standard homeowners or flood policies. It is an inexpensive endorsement, usually $50 to $150 per year, and it can save you thousands if your home floods from backed-up drains during a storm.

9. Talk to Your Agent Before Hurricane Season

Do not wait until a storm is forecast. Once a named storm enters the Atlantic and threatens our area, most carriers impose a binding restriction, meaning you cannot make changes to your policy or buy new coverage. Review your policies in April or May so you have time to make changes.
