The NC Insurance Underwriting Association, commonly known as the FAIR Plan or Beach Plan, provides wind and hail coverage for properties in coastal areas where private carriers will not write wind coverage. If your homeowners policy excludes wind, the FAIR Plan fills that gap.
FAIR Plan policies cover wind and hail damage only. They do not replace your homeowners policy. You need both: your standard homeowners policy for fire, theft, liability, and other perils, plus the FAIR Plan for wind and hail if your carrier excludes it.
Premiums for the FAIR Plan depend on your property's construction, age, location, and proximity to the coast. Homes with hurricane straps, impact-resistant roofing, and other wind mitigation features may qualify for discounts.
Flood Risk Along the Pamlico River
Chocowinity is close to the Pamlico River, and many properties in the area are in FEMA-designated flood zones. Even properties that are not directly on the water can flood during heavy rain events or when tropical storms push water up the river and its tributaries.
Remember: your homeowners insurance does not cover flood damage. You need a separate flood insurance policy, either through the NFIP or a private flood carrier.
